An in-depth look at the fast-growing flexible-term housing rental marketplace — the ally of digital nomads everywhere.

logo-anyplace.jpg

Anyplace is a housing rental marketplace, like Plum Guide, Vrbo, or Airbnb, and their main audience is digital nomads and slow travelers. On the website and app, you can find flexible-term living spaces like extended-stay hotels, apartments, and co-living spaces — all fully-furnished and set up with utilities and Wi-Fi, ready for you to move in at a moment’s notice.

Since their launch in 2017, Anyplace has gathered quite an audience. They’ve grown from just 1,000 site visits in 2019 to more than 20,000 in just a year. And, so far, user reviews have been great.

Anyplace Review

Introducing Anyplace, an app that lets you book flexible-term (minimal commitment), fully-furnished (no exhausting moving days) accommodations anyplace you choose.

Anyplace is a unique take on the age-old idea of online vacation rental marketplaces, and it’s supposed to be the answer to the problems that have long plagued millions of digital nomads and slow travelers worldwide — so why hasn’t it taken off?

And should it?

Today, we take an in-depth look at Anyplace, uncovering the answers to the questions everybody’s asking are they legitimate? Do people actually use this app? Will they just take my money and run?

To do that, we analyzed the app’s verified user reviews, accessibility, fee structure, user-friendliness, and benefits. We also weigh the pros and cons of using Anyplace, especially when compared to its competitors.

At the end, we find out whether Anyplace is worth paying for at all, and whether or not someone like you should use it.

Let’s get started.

Why Choose Anyplace?

Anyplace is the perfect app for anyone interested in a nomadic lifestyle, such as digital nomads and slow travelers. Let me explain.

We all know how comforting it is to stay in one place — it’s stable, secure, and immersive — but it isn’t a lifestyle that caters very much to the “travel itch” that many people get, especially those with a relentless wanderlust.

Some will travel from city to city, enjoying a mobile lifestyle in their vans – while others rent. The problem is, traditional renting usually isn’t viable for such a lifestyle – there’s just so many factors that make traditional renting unsustainable.

But now, there’s an easier way to rent.

The people behind Anyplace believe that movement is the future of living. Like many, they used to be burdened by the complexity of renting houses — endless screening processes, long-term contracts, moving furniture — these things were like a ball and chain. They knew they could simplify things — so they did. They built Anyplace from the ground up to make flexible housing more accessible to the people who need it most.

Now, with more and more people accepting remote work as a viable means to conduct business operations, living in one place is now just an option. And with services like Anyplace leading the way, the future is looking bright.

Before anything else, let’s see what other people have to say about Anyplace. After all, the best way to gauge the value of a service is to find out what people think about it. Unfortunately, despite its rising popularity, not many people have been vocal about Anyplace. There are verified user reviews on the Apple App Store (which hosts their only mobile app), but, other than that, there isn’t much.

Today, we’ll look at:

Reviews of the Anyplace iOS app on the Apple App Store

On the Apple App Store, the average rating for Anyplace is very positive. Most users are delighted with the app. A common thing that many users mention is how practical it is for month-to-month rentals, which means Anyplace is a good choice if you ever need to stay someplace for a while, perhaps a business trip or vacation — or maybe you’re just into the nomadic lifestyle. Because of this, Anyplace’s iOS app has an approval rating of 96%.

The only negative review so far is a complaint about the availability of listings in major cities such as Dallas, etc., but this was way back in 2019. A quick search on the Anyplace search engine shows that there are now dozens of listings in the locations they mentioned.

Another place we can find feedback from verified users is the Anyplace website. If you scroll down the homepage, you can see a Happy Customers section featuring reviews from verified users. It does go without saying that any business in their right mind would never feature reviews from dissatisfied customers – but the point of looking at these featured testimonials is to hear feedback from actual people — even if there is a chance these reviews might be cherry-picked.

Cost

Anyplace’s fee structure is amazing. They don’t charge ANY commission fees from guests. This means that 100% of your money is going towards your rental.

Normally, guest service fees are a necessary evil to make sure that middlemen services like Anyplace can continue providing their services. Fortunately, Anyplace has found a way to compromise – charging a commission from property owners instead of guests. That means guests get all the benefits of using Anyplace without having to spend a single extra dime.

For most rentals, you can expect to pay the monthly rate, occupancy tax, security deposit, and other fees charged by the property owner. Sometimes, the owner’s generous, and you won’t have to pay anything at all on top of the monthly rate. The fees will be listed on the information page of the property you’re interested in, so everything’s transparent.

The monthly rate includes payment for:

  • Rent

  • Utilities

  • WiFi

Service fees

  • Guest service fee - $0

  • Host service fee – varies depending on the property, amount of units, cost, etc.

Additional fees

  • Occupancy tax

  • Security deposit

  • Maintenance fee

  • Parking fee

  • Cleaning fee

  • Property administrative fee

  • Etc.

Additional fees vary by property and location. Some locations may charge you a security deposit plus an occupancy tax and fees — while others won’t charge you anything at all. It’s all just a matter of finding the best deal.

Rental Process

Available Property Types

Anyplace lets you choose between the following property types:

  • Hotels

  • Furnished apartments

  • Co-living spaces

  • Houses

You can also filter properties according to their level of privacy, so you can choose between renting an entire space, private room, or a shared room.

How it Works

There’s 5 steps to the Anyplace rental process:

1. Choosing your accommodation

Go to the homepage and enter your trip details into the search widget. On the next page, you can refine the results using the search filters and choose from any of the available properties once you’re satisfied.

2. Apply online

Once you’ve chosen an accommodation, you can reserve it. This will take a while, since most property owners require some verification before you can confirm the reservation.

If the owner requires verification, you’ll be asked for your:

  • Phone number

  • Email or phone verification

  • Credit and background check

  • Government ID

Some people may consider this invasive and unnecessary, but it’s a very important step of the process. Anyplace is a middleman service, so they deal with guests as well as property owners. If the property owner requires that guests be screened, then Anyplace screens you. Some owners don’t care about verification, though.

3. Payment

Once you’ve submitted your Reservation Requirements, you can confirm your reservation and pay the Initial Fees. The cool thing about Anyplace is that your reservation total is clearly stated on the listing. Once you input your move-in and move-out date, you see your exact total – zero hidden fees.

For your safety and convenience, you can pay online over their secure network using your credit or debit card.

4. Move in

Once payment is settled, you can go ahead and move into the property on your agreed-upon move-in date. You can bring anything you like, but it’s okay if you don’t. Every place is fully-furnished and includes utilities as well as WiFi (which Is part of what you pay for in the monthly rate).

5. Move out

When you feel that it’s time to move on, you can move out and head onto your next location. If, however, your term’s up but you don’t want to leave yet, you can extend your stay. Just let the property owner know ahead of your move-out date.

Customer Service

You can contact Anyplace through any of the above channels. You’ll get faster and more frequent responses through email since they’re online 24/7. The customer service team is very responsive and informative when answering questions.

Cancellations

If anything unfortunate happens (or perhaps you just changed your mind) and you need to cancel your trip, you can usually sort things out with Anyplace support. You should know, however, that there’s very little they can do if the property owner has a strict policy against cancellations – so take some time to learn about the different cancellation policies listed below.

This listing has a non-refundable policy – which means the property owner’s either super strict or just forgot to choose another option.

This listing has a non-refundable policy – which means the property owner’s either super strict or just forgot to choose another option.

As a guest, you can see which cancellation policy a property has, right on the listing page. You can find it under the reservation interface.

Property owners can opt for one of 4 cancellation policies:

Flexible

  • 100% refund for cancellations within 24 hours of the booking confirmation

  • 50% refund for cancellations within the period 24 hours after the booking confirmation and 24 hours before check-in

  • 0% refund for cancellations made on the check-in date

Moderate

  • 100% refund for cancellations within 24 hours of the booking confirmation as long as the booking is confirmed more than 7 days in advance of the check-in

  • 50% refund for cancellations 24 hours after the booking confirmation

  • 0% refund for cancellations within 7 days of the check-in date

Strict

  • 100% refund for cancellations within 24 hours of the booking confirmation as long as the booking is confirmed more than 30 days in advance of the check-in

  • 0% refund for cancellations 24 hours after the booking confirmation

Non-refundable

  • Confirmed bookings are non-cancellable and non-refundable.

  • If you move out earlier than the agreed term of your stay, you will still be responsible for the monthly payments in accordance with the agreement and may forfeit the deposit.

If the property owner doesn’t choose one of the four, the default cancellation policy is Non-refundable. For the full details of each cancellation policy, click here.

Pros and Cons

Pros

Browse for free, no registration needed

Anyplace lets you browse listings for free, even without an account. So, if you’re on the fence, you can browse first for free and sign up later once you find a listing you love.

Available worldwide

Anyplace has been expanding rapidly across the world. There are now more than 500 cities in 50+ countries where you can use Anyplace to rent flexible-term, fully-furnished properties.

Great customer service

Anyplace has an approval rate of up to 96% because of their friendly, helpful, and responsive customer service reps.

No fees

Guests pay $0 to use Anyplace — whether it’s browsing or booking. Instead of charging guests a commission fee for every booking they make, Anyplace negotiates a commission with the properties, so fees aren't on the customer's shoulders.

Lowest price guaranteed

It’s reasonable to think that properties might just bump up their prices to compensate for the commission fee, but Anyplace considers this possibility in their negotiations, so they only do deals with the lowest price possible for the guest.

User-friendly website and app

Anyplace’s website and app are clean and super easy to navigate. There’s never too many things on the screen, and the copy is simple and concise. Loading is fast as well.

Useful search filters

Anyplace’s search filters let you filter results according to property type, privacy level, price range, and more. Clever use of the filters reduces your browsing time and helps you decide faster.

Cons

Limited options

Adoption is still an issue for Anyplace, so you might not be able to make much use of it if you don’t live in a big city. The app is getting more and more popular in the US, but other countries have yet to catch up.

Unforgiving cancellation policies

Anyplace doesn’t like indecisive renters. There are 4 cancellation policies to choose from, but even the Flexible policy only gives full refunds to guests that cancel 24 hours within their booking confirmation. So please be extra sure before you reserve a property!

All that said, is Anyplace really worth your money?

All that said, is Anyplace really worth your money?

Is Anyplace worth it?

Yes! There is no doubt in my mind that Anyplace is a good service that’s worth your while. Though the brand’s fame hasn’t reached the heights of Airbnb’s or Vrbo’s, their uniqueness and clear focus on movement will earn them a ton of support in the long run, especially now that the world is shifting towards digitalization.

They’re staying true to their mission of providing easily accessible homes to people who move from place to place, and their customers love them for it.

And if you’re on the fence because you’re not sure about the cost, Anyplace literally doesn’t cost you anything to use. They don’t charge guests any fees. It doesn’t matter if you book once or a hundred times — Anyplace will not ask you to pay for their services. Instead, they charge a fee from the property owners. Before you even reserve a location, you see your exact total on the listing page, which is based on your move-in and move-out dates. Everything’s transparent.

We’re in no place to comment on Anyplace’s vision of the nomad lifestyle as “the future of living”, since anything can happen. But what we are sure of is that, if you’re a nomad yourself — you will love this app.
